The Projects

The executed projects:

1-   Commercial complex in AL-Madaen :

It is constructed on four areas of land vicinal to each other, built with one floor , consists of 35 commercial shop near kissra arch . part of the complex had been sold to the Private Economic Bank .

 

2-   housing complex in karadah-zoweyah (5houses):

5 Houses, each house 195m2 consist of two floors with special street for them. The complex had been sold to Babel for Cinematic Production and is occupied by them .

 

3- commercial building in Irkhaitah:

Commercial building consist of two floors, the ground floor has got seven commercial shops and the first floor has got four commercial flats. And it had been sold to one of the Iraqi investors .

 

4- two commercial building in Battaween:

They are consist of two floors, the ground floor has 16 commercial shop and the first floor 6 commercial flats. And it had been sold to one of the Iraqi investors .

 

5- commercial building in AL-Qasir EL-Abaydh area :

Commercial building with three floors , the ground floor has (13) shops located on two streets , AL-Needhal and the backside streets , the first and the second floor has (6) living flats . And it had been sold to Al-Mosul Bank and occupied by them . 

 

6- commercial building in Nafik AL-Shurttha area :

Commercial building – three floors (ground , first and second floor) , the ground floor has (10) shops located on the main street with (4) flats , their main gate is from the backside street and each floor has (7) living flats and the total flats are (18) flat. The apartments had been sold to the citizens separately .

 

7- living building in Irkhaitah :

living building in (30 floors ( ground , 1st and 2nd ) , the ground floor consists of (7) apartments and a shelter ,the 1st and 2nd floor , each one has (8) apartments and the total are 23 apartment and a room for the guard and located on two streets . The building was sold to Iraqi Stock Exchange Market and occupied as the Headquarter for Iraqi Stock Exchange .

 

 

8- Commercial building five floors in AL-Karadah near the company location :

commercial building : five floors(ground and four floors with  underground shelter . each floor consists of (3) apartments and a room for the guard .  And she is remaining property to company and she is shown to sale or rent .

 

future projects:

1-   AL-ghazaleyah project – on apiece of  land 5400 sq.m

2-   Street 52 project - on apiece of land 768m2.

3- AL-Bataween project- on apiece of land 966m2 .

Housing complex project in Ghazaleyah – Baghdad

The site- the project located in AL-Ghazaleyah sector Baghdad governorate / AL-Karkh province along the way that joins the two cities AL-Amerah and shulah about 10km from Mansour.

 

Specialties of the site

The total area to the project site is about (54) thousand sq.m surrounded the site from the north –east and the south – west unoccupied land now, it is possible to be used as a living or housing according to the foundation design of Baghdad city and the high tension power line passing through from the north side (60m) for bidden and also from the north – west side main way (60m) for bidden .

 

The philosophy of the project design

The edreesi center for engineering consultative , which belong to the ministry of housing and construction made first study to the complex and they decided the first plans and architectural and finding feeding sites to the project location with the services nets sources of the infra construction water, sewages, power and road nets….e.t.c . the general shape for the housing complex was decided within the located area and the balance to the needs of people who are living and their investments requirements and the growing of the living areas neighboring .

 

Agreements

Agreement has been done by Baghdad Municipality Dated on the May/11/2005 to construct project according to the new conditions and criterions and the most important ones are :

1-   the height of the buildings shouldn’t be less than five floors .

2-   the public services should be started first before the execution of the project and going together in parallel line .

3-   the open areas shouldn’t be less than 50% from the total area .

4-   recording all the name of Baghdad Municipality freely .

and this will require to re-design the project according to these requirements and that will lead to increase the number of the housing units and canceling the idea of constructing living houses and review distributing the housing buildings and also to review the designs of the roads nets and the technical of the  infra construction to meet with the studies of the general housing plans in Iraq .

the company had communicated the specialized departments and had assigned one of the consulting bureaus for setting up the primary designs in order to obtain the formal approvals concerning them in order facilitate the completion of the detailed designs and the economic feasibility and actually, the completion of all designs of the project had been done and including the services . And as the company is now with the point of finding the necessary funding in order to execute the project and put the necessary basis which ensures the requirements of the residential investing .

 

 

AL-Ghazaleyah project

For housing complex

 

AL-Mamoura company for real estate was established in 1994 with initial capital 75.000.000 Iraqi dinar  and during the previous years the company had carried out many commercial and housing projects and according to the available abilities . the capital had been increased for many times and become 6180.000.000 ID.

 

The company has got many areas and one of them is the area # 10/10 district 19 junaina & Ghazaleyah with an area 54 hectare , which is located within the housing buildings area including  Baghdad fundamental design and the company has called many engineering bureaus in order to put the design to build a houses buildings in the mentioned area . the agreement had been done with one of the bureaus and according to the required conditions that have been put by Baghdad municipality . the most important thing is that each building consists of five floors in addition to the services buildings like the schools , kindergarten , clinic , police station and a mosque  ….e.t.c. In this housing project there would be the services of roads , sewages , electrical , and sanitary foundations and all the needed things in this project . the bureau , which is charged continuing to put  this design and according to the  finished ;

1-     Thirty four buildings with five floors for each building and in each floor 4 flats and each flat has 3 bed-rooms and another services .

2-     Fourteen building with five floors and each floor has got 4 flats with 2 bed-rooms .

3-     Building the mentioned services above .

4-     The measurement for each flat that consists 3 bed-rooms is 180 sqm within the walls .

5-     The measurement of the 2 bed-rooms is 150 sqm within the walls .

6-     The total area for the building with five floors is 172600 sqm

The total assessed cost to the project ;180000000000 ID  and the total assessed cost to the services buildings is 20000000000 ID so as the assessed cost for the project about 200 Billion  ID which is equal to 16500000 million $ . we hope to execute the project  after having finished the detailed designs and the required approval the financing.
